HOW MUCH CAN A BUYER SAVE?
Although there is no such thing as a “standard commission”, a commonly charged rate is 6% of the sales price. Traditionally, the listing broker keeps half of this and offers the other half to the broker representing the buyer.
So if a home sold for $400,000, the listing broker and buyer’s broker would each receive $12,000, for a total commission of $24,000.
If you buy a home with Geek Realty, once the commission is calculated, we will keep one half of the commission offered to the buyer's broker, with a $3,000 minimum. We then apply your commission refund to your closing costs and prepaids at closing. The money in excess of your closing costs will be refunded to you by check within 7 - 10 days. Or you can use your refund as part or all of your down payment. Some lenders will not allow some of these options. In this case, we may be able to get the seller to lower their price by the amount of your refund. We will work with you to find the best way to structure your deal. In the example above, your refund would be $6,000.
